
ATTENTION: BICs
As a Broker-In-Charge (BIC) or Property Manager-in-Charge (PMIC), you are responsible for the supervision of all employees and supervised licensees (SC Code Ann. §40-57-135(A)(1)).
BICs or PMICs who fail to ensure that their supervised licensees are actively licensed while practicing may be subject to disciplinary action by the Commission.
For licenses with a June 30, 2025 expiration date:
July 1, 2025 – Licenses not renewed are lapsed (SC Code Ann. §40-57-110(D)).
July 1, 2025 through June 30, 2027 – Reinstatement Period. (SC Code Ann. §40-57-110(E)).
July 1, 2027 – Lapsed licenses not reinstated will be canceled.
An individual holding a lapsed or cancelled license may not engage in the practice of real estate or property management. (SC Code Ann. §§ 40-57-20 and 40-57-780). A person engaging in the practice of real estate property management while their license is lapsed or cancelled may be criminally charged under SC Code §40-57-780, and they, along with their BIC/PMIC who allowed the unlicensed practice, may be sanctioned and disciplined by the Commission for unlicensed practice or allowing unlicensed practice.
Verifying Supervised Licensees: To verify the supervised licensees connected with your office, visit the Commission’s Licensee Lookup page. (Do not include city and/or state).
Licensee Removal: To remove a licensee from your supervision, complete the Supervised Licensee Removal Form and send the completed form to Contact.Rec@llr.sc.gov.
